COMMERCIAL & HOA

Commercial Exterior Cleaning & Paver Services

Exterior cleaning and paver services for HOAs, retail, restaurants, medical and office properties, and managed portfolios in North Brevard.

BUILT FOR A SCHEDULE

Managed property doesn’t need a one-off job. It needs work that happens.

If you manage property, the problem was never finding somebody to wash a sidewalk. It is finding somebody who shows up on the date they said, finishes without a follow-up call, and does not generate complaints from residents or tenants while they are there.

That is what we build commercial work around. A scheduled program, a named contact, a certificate of insurance in hand before anyone arrives, and a standard that does not drift between the first visit and the fourth.

The result you are actually buying is silence — no chasing, no escalation, no board meeting about the entryway. The property just stays presentable.

What a commercial account gets

  • A scheduled program — quarterly, semi-annual, or annual
  • A named account contact who knows your properties
  • Certificate of insurance issued before work begins
  • Written, itemized proposals the board or owner can approve
  • Early morning and off-hours work, scheduled around occupancy
  • One contact and one invoicing cycle across the portfolio

WHAT WE OFFER COMMERCIAL ACCOUNTS

How we work with managed property

Recurring maintenance programs

Quarterly, semi-annual, or annual. Set once, and the visits happen without you initiating them.

Multi-property service

One contact, one invoicing cycle, and the same standard applied across every property in the portfolio.

Certificate of insurance on request

Issued before work begins, not after somebody asks twice.

A named account contact

A person who knows your properties, not a queue and a ticket number.

Scheduling around occupancy

Early morning and off-hours work so tenants, residents, and customers are not walking through the job.

Written, itemized proposals

Per-service and recurring pricing in writing, so the board or the owner can approve an actual number.

SCOPE OF WORK

What we clean on commercial property

  • Sidewalks and entryways
  • Parking areas, curbs, and dumpster pads
  • Storefronts and building exteriors
  • HOA common areas, mail kiosks, and amenity decks
  • Pool decks and clubhouse patios
  • Paver walkways and courtyards, including sealing

Hard flatwork is pressure washed. Stucco, siding, screens, and pool cages are soft washed. The surface decides, not the schedule.

PAVER SERVICES FOR MANAGED PROPERTY

Sealing protects a capital asset

A paver courtyard, entry drive, or amenity deck is a large line item that gets replaced far sooner when it is left unsealed. Sealing holds the joint sand, slows UV fade, and keeps spills from soaking in — which is to say it defers a replacement cost that lands on the same budget you are defending.

It is worth planning around one constraint: sealing is a two-visit job, and the second visit depends on the weather.

Paver sealing takes two visits

Paver sealing is a two-visit job. Pavers must be completely dry before sealer is applied, so cleaning happens on one visit and sealing on another. The seal date depends on weather; we’ll reschedule rather than apply sealer in conditions that will compromise it.

What we don't do

We don’t clean roofs; shingle, tile, or metal. That’s a deliberate decision about the work we put our name on, not a limit on equipment. We also don’t install, repair, or re-level pavers.

REQUESTING A PROPOSAL

Tell us about the property

Send the address and the scope you have in mind, or just the property list. We walk the site, then send a written proposal with per-service and recurring pricing. Portfolios are priced as a whole rather than property by property.
